busy laty theres been a lot of changes in both of our lives so yeah we got some exciting stuff to tell you but even before this exciting news that were about to tell you i think we just got really settled into our new lives together and new jobs together and just c kind of caught up in all that and you know we kind of just been living daytoday life okay without broadcasting it on podcast but yeah we
we wanted to get come back and just fill you guys in on whats going on so fill us in sir whats going on so drum roll drum okay never mind um so as you all know um the housy market is just dreadful do people know do people know i guess if youre not looking actively we might not really care or no
too much about how the housing market is but i mean you hear about it in the news or on social media just like hey this people are putting 50k over 100k over or for list price for houses and um i dont know where theyre getting this money but basically the housing market is a sellers market right now meaning um the inventory is low and theres a lot of buyers out there
that want to buy a house so its very competitive and so what people are doing is they are um when theyre putting an offer on a house they put in way more than what the house list prices what you know the seller is asking for because every seller wants more money yeah why not and so theyre going to go with the person whos offering more obviously if theyre qualified so im i think we started
did house hunting in february i thought it was march but i feel like it was february we might have gone into our first house in february yeah we decided to before knowing how terrible the housing market is i just um i think early february i was just like you know what i really want to buy a house right now i feel like its time um our our lease is coming up and ser just got a new job i got my new job
job yep i got my dream job um peace is ending soon and we were kind of stuck because we were like um we can either renew this lease um but unfortunately you dont have to decide wed have to decide what you know yeah the downside of renewing the lease was um were not building equity when you rent something and the other downside is no offense to jonathan but
but we dont want to have a roommate anymore and then another downside is i dont have a gate clicker to get into this place so every time i want to come in i have to park my car on the side of the road and into the gate code another downside is youve got neighbors all around you because its a condominium so if people are talking too loud or outside or whatever or lately um people have been doing donnuts in the shopping center so
i mean it uh we were not the happiest with this apartment situation so i mean combination of things we were getting to the point were like all right were ready to find somewhere yeah we wanted something more independent and not i mean for me the main thing that i didnt like about this place was the noise level because my the person whos next to it
um she likes to blast music all day and im like sleeping um i usually turn on some the fan and stuff and that cancels out the noise so its okay
i dont know what compared to other apartments you lived in noland is this really like the worst or the one of the best i dont know this is one of the best honestly yeah its been better i mean our upstores neighbor doesnt really make too much noise at all so yeah but either way we we decided it was time to start looking for a house and see if we can get one before our lease ends and we let our roommate know and he was like you know if you guys
move out i can pay rent um anyways so we what we did is we had the red fin and zillow apps um and we started driving by houses looking for open houses but because uh covid hit you cant just go to any house and open house you have to like schedule an appointment sun release forms yeah and so and then the other thing is we didnt have a relater and
um you need it honestly unless youre super educated in the housing market know how to do tons of paperwork and know how to work all these numbers or whatever you need a relatter well regardless of that in order to see a house thats not an open house you need a realator for them the realator gets you into the house so you can check it out yeah yeah theres no way you can just say call up the listing agent be like hey i want to check this out i mean they might
be able to show it to you but with this market and theres like 20 people putting an offers on a house theyre probably going to say hey you need a realtor if you want to exactly actual shot of this so so um so we had seen one house in sacramento no in carl michael that i really liked and we called up the listing agent and she showed us the house and then right then and there shes like hey do you guys have a real ter and were like
no and shes like do you want me to be a relater and they were like maybe but um what actually i have a friend that i used to work with who her uncle is a relater and she just said so many good things about him we talked about it like several months before um and i remembered the conversation and i was like hey can i have your uncles information and we called him up he was great we felt like
it was a good idea we talked for an hour i think on the phone about what were looking for and all that stuff and it gave us more hope and like less stress about like this whole thing cuz he was going to take care of everything all we had to do was show you tell him what houses we want to buy and i mean what houses we wanted to look at and he does all the work so that was the good thing about having a relatter um so the first thing we had to do was
find a relator um w the other thing i was doing is i was applying for um whats it called like the preapprovals or something like that getting i was planning to get preapproved and i didnt know which lender was good like you can do it with the bank you can do it with a private um lender and or a credit union and so i was applying and i i didnt understand what i was reading all these stuff because basically
if you want to look at a house in this housing market you have to have a preapproval letter basically saying you qualified you qualified to buy a house right you go to the bank you tell the bank hey this is how much cash i have this is what i credit score credit score this is what i pay every month for my car for my whatever my loans this is my credit card debt this is my income these are my last three pay stubs and with that information the lenders like all right
you can qualify approved for x amount of dollars yes and so that was like the next step and so um my reality was really great he actually knows a guy whos local a lender and hes like you should do this guy he said a lot of good things about him and you know um my relates i mean i trusted him like he he had our best interest you can tell like you yeah our our relat was really good
yeah he knows what hes talking about and it seems like he cares yes too i think he he didnt look at us like just as a client you i felt like he treated us more than just a client almost as if we were family yes the first thing he said in the email back is when i first was like interested in working with him he was like any friend of uh my niece which was my friend is like family to me and so you know we felt
we mattered and wasnt just about to bring him in a bunch of money if we bought a house with him so um i trusted him i applied for the lender he you know was
suggesting and then it took off from there we started looking at houses all over sacramento and then as time went on we started to realize how crazy the housing market is and how the struggle and the defeat it was stressful yes it was stressful weekend rejection every we we were so excited to look at houses right we were just like in the beginning we were super juice you would check them all out on zillow
wed get them all lined up wed look at like us out yeah wed look at like four five a day uh a week or something and you know wed see a lot of stuff that we liked it was the perfect starting home and um it was like all over sacramento too it was in rosemont rancho cordova car michael um there was even one in west sacramento which we like were like oh this is a pretty nice area like you know
like we can like this is good location from work close to the freeway i like west sacramento i feel like west sacramento is a little bit undervalued i feel like those houses could easily be worth like 50 gs more than theyre listening at right now yep and so wed be putting in so what i did before this whole housing thing is i watched plenty of youtube videos about how to buy house the whole process to better understand because you have all these terms that dont make sense and when it comes to
big purchase like a house you have to know what youre getting yourself into because theres no turning back once you buy a house like there goes all your money so if you guys are interested in buying a house definitely watch do the research watch so you understand everything because if you do end up with a relator who you know just is trying to you know screw you over not necessarily screw you over but just get more money um and not looking for your best interest um you might get screwed up
and so by understanding the whole process and everything its makes it easier and um so yeah every week wed get rejected um wed put in like i dont know we even put like 50k over asking price i think at one point no 30 it was 30 that i think you went like 36 over yeah and and at that point i had to tell sarah like because what i
didnt know is that i thought that the lender the person you know the people that give you the loan for the house well just give you any amount just give you any amount say for example you get approved for a million dollars and youre like all right i got this million dollar approved i can go get anything but lets say you want to get a house thats listed for 500,000 but then
then somebody goes in the appraiser they say hey this isnt worth $500 this is worth $400,000 and youre like whatever i got approval for a million the bank isnt going to give you $500 just because you got to prove for a million dollars theyre only going to give you what the house appraises for yeah and you have to get it and if you sign a contract saying youre going to pay $5000 but only appraises for
thats $100,000 thats going to come out of your pocket in cash exactly so the lender will give you $400,000 since you say you were going to give 500,000 you have to come up with 100,000 out of pocket yeah and um let me tell you i guess people out in the market right now they do have that much money and they are putting in these offers and their offers are getting accepted yeah this market right now isnt so much
much about how much you can get approved for as it is how much cash do you have on hand right now so basically it was just super competitive um there was a lot of strategies to go about this market and how to put in your offers like you know you can put in all cash offer and be like hey ill give you this much its much easier to put in cash offers for the seller because your cash is there you dont have to go through a bunch of like len
dont no like theres no lender fees theres there the moneys there its ready to go you just have to sign the dod line thats it yeah and then um then you have to get approved in the end to see if like if you really do qualify for all this money so in conclusion it was competitive we were being lets talk about the first house that you put an offer on yeah sure it was listed at 400
$30,000 it was probably i think it was built in 1954 or something like that yeah it had like bare electrical wires everywhere the floor
creaked it was in a good location it was a very nice no i love the house on the outside and the inside it was pretty it was decent it was it had its charm it had its personality oh man i was honestly i was hoping that we didnt get that one because like i was like this kitchen sucks a gally kitchen oh my goodness appliances were 100 years old i i will tell you this much
i love the house and i love that it had its own personality but at the same time i too im glad we did not get the house because its just cuz like im that type of person that kind of hates shopping around and i just want to if i like it its good enough ill just like thats it im done like i hate shopping around and you know what with this type of purchase you honestly have to shop around you have to take that you have to get the
that whole i hate shopping around out of you and just do it because you got to get your feet wet and figure out what the markets all about too so that way when you know a good deal comes about like hey lets do it yeah so but this house i think how many offers are on that one well oh no we were in the top three right we were we were number two okay so we were number two but they so we made our offer and what was it like
26,000 overasking or 36 i think it was i think we put an offer for 4 75 50 450 450 yeah so 20,000 over yeah and i was like dang thats a lot but like you know what i really want the house and also i didnt know the whole and then after that our realator told us like hey the seller has some really good offers right now can we
maybe improve our offer to give us a better chance and i think we did i think you said like add 5,000 to it or something like that and we ended up not getting the house but come to find out like a month later when that house actually closed and sold like it was listed at 430,000 but its sold for $499,000 so somebody put $69,000 over asking to get that house yep i mean
we we dont know what it appraize for so you know there are appraizers that come out and they see the value of the house and if it what it really should be worth based on the liveability and the comparables and the comparab comparables are like houses that are nearby that of sold recently we dont know how much it was but considering the listing price was 430 and it was sold typically its not off by 60 $9,000 usually its more like if it does go up its like maybe
10,000 25,000 at the most difference regardless it was somebody really wanted that house and there was no way we can compete right so i know there was like the relater when we checked out the house said that there was a family that really wanted the house and um because they had family in the neighborhood so it could have even been them they were retired they had the money they really wanted the house yeah maybe so that
that was our first house and that was our first house when we had no idea what the fuck we were doing yeah exactly and our relat really tried to fill us in and educate us and he was really great but i think it just it regardless it just takes trial and error and just learning as you go and putting your feet in the water and all that stuff yeah so after that we basically put an offer every week every single weekend we put an offer for something yeah cuz i would fall in love with a house and then put in
offer get rejected and then there was one week where i was so fed up and i was so defeated and it just like took a toll on me i dont know if what else was going on my life i was i had no energy for anything so how shopping in this time is like i dont recommend it honestly yeah its rough but what what ended up happening was i think the weekend before the last weekend that we put an offer on a house
sarah was feeling defeated and she put like she wanted to put like 36,000 over asking and i i had to remind sarah like this is how it works i dont think sarah understood like understand because when you put in an offer the the buyer i mean the seller is going to look at your offer but theyre also going to look at your financials so if you if you have like $100,000
cache but your offer is $100,00 over list price and its also you have to put down minimum 5
down payment plus theres closing cos the seller is going to be like hey this is a great offer but the actual odds of this closing is really slim because im this these numbers arent adding up theyre going to be like how where are you going to get all this money from wheres this magic money going to come from you can put in a beautiful offer but if you dont really you dont have the money like theyre going to be like no were were going to pass on that dog exactly so
i had given up completely and i was like you know what lets just stay in the conduit for another year save tons of money and maybe eventually either put a higher down payment or whatever and so um so we saw a house for our last weekend we we took a look at a bunch of houses and we found one we were kind of digging it kind of not um i i really liked the outside cuz it its a one story three bedroom two bath but my favorite thing about it
had what i was looking for aesthetically as far as the outside i wanted a house with brick accent whatever anywhere as long as theres brick and a porch and i dont know why nolan like this house i really like this house because it just seemed like it was in decent shape like compared to the first house that we saw that i was so glad we didnt get i was like damn this is pretty good right considering
this price was decent um it was under budget we couldnt find it on google maps it google maps led us to a shopping center and i was like if this if nobody can get to this house theres probably not going to be that many offers on it and the reason why it took you to a shopping center is because the house is behind a shopping center um so thats what worried me about this house i was like i dont want to live behind a shopping center thats some
a little bit dangerous you know people can just jump over the fence or whatever but i didnt really realize that before when i saw the house but when we saw the house and we were in the backyard it was like super quiet the neighborhood was super quiet which was cool and they had put in um a sound an additional fence higher up thats higher up that had like a sound barrier so you get extra protection and then plus the shopping center has gates on the side
so um they closed at certain hours so you dont have a lot of traffic through there except for the delivery trucks or whatever and that sound barrier really blocks the noise of them anyways and so and then the other plus is you have no backyard neighbors you cant really you cant even see the shopping center like the wall is pretty high up yeah its high up but its not like oh my gosh you cant see anything but its one of those things too where somebody might go to that house and see that the shopping center is back there and be like no
i dont want this at all mhm they wouldnt take a chance on it yeah so um and then i was like sarah lets put an offer on this one i know i was when i first got there cuz sometimes you cant really read nolens mind or no the way nolan you cant read nolan very well so im like does he even like this house i cant tell as we were looking at it and he was like surprisingly hes like yeah i like this house i was like oh sweet um
i also saw another house that day that i really liked they had there were some things that were kind of like i dont know but overall i was like i can see so much potential in this house its cute it has these established large pine trees and so we put an offer on that house and then we put an offer on the house behind the shopping center and then um we got rejected from the house that had the pine trees the one that i liked
and we were still waiting several days to see if our offer got accepted for the brick house behind the shopping brick house 2 we put in a weaker offer as well it was i think it was the weakest offer out of all the houses yeah that we put in offer on so what it was it was basically um we put in what like let me see whats wheres the calculator so so
my my relator wanted to know what it was is my relator wanted to put in do a different type of technique so because what had the technique that a lot of people are doing right now is theyre waving the appraisal contingency so what that means is say for example a house is listed for $500,000 with the appraisal conditioncy like we talked about before the bank has to go in and say hey this is
house is worth x amount of dollars will give you x amount of dollars because this is what we think the house is worth so if the house if the $500 $500,000 house uh gets a praise
for um $600,000 the bank would give you $600,000 to pay for that house however if it appraises for 400,000 you have to come out of pocket whatever amount that you put your offer in for so people are saying hey cuz what normally happens with the appraisal contingency is if the house appraises for less than a list price you can renegotiate the sale price
yeah you can say the seller you can say hey this house isnt worth this much that we offered can be like its not worth $500,000 its worth $400,000 can we maybe do made in the middle or whatever yeah so people are like lets not have lets make our offer stronger and not have to gotia theyre saying fuck it were not even going to do any appraisal contingency i will pay this 100,000 plus ill pay $100,00 on top of the list price
and theyre also waving the inspection contingency so lets say your house is honestly like the inside is all beat up and everything and it needs a lot of repairs really um oh jeez you like people are like lets make our offer even more favorable for the seller and say we dont want them to repair anything buse usually you will say hey this uh floor is cracked or whatever or like this this wall is falling down the toilet leaks and
theyll ask the seller and be like hey can you fix it and then theyll ask the seller can you fix it and then the seller will be like yeah sure but now people for their office to get accepted theyre like you know what lets not worry about that they just really want theyre desperate to get their offer accepted thats whats going on so theyre bending over backwards and spreading their cheeks unnecessarily and i was even considering that but you know nan was like you know
just not a good idea like you you dont have to be that desperate like come on and i was like yeah youre right lets just so anyways my reallat he we always kept the inspection contingencies meaning if somethings messed up in the house before we buy it we can ask the seller to fix it or give us money for it or we can back out of the deal completely or and thats the thing too you can back out if you have none of those contingencies you cant back out unless you unless you forfit your earnest money yeah
yeah which is a deposit you put on the house which is a 1 deposit saying youre going to buy the house yeah so like that could be up to $10,00 wasted that you lose because anyways cuz you back out and so we always kept inspection contingency so we kept that we kept the appraisal contingency um and then we offered like uh we offered 70 17k over asking price
but yeah and um but then we he did something that was like if it does a praise for x amount of dollars um we can offer 10k over instead like basically its saying like youre guaranteed a certain amount but were not gonna we have to renegotiate or something like that like i can read it but i dont know so
the the house is listed at x amount of dollars and the instead of saying were going to pay x amount of dollars plus 25,000 like we had been uh we now base it on the appraisal plus $10,000 up to a certain amount yeah bas there was a cutoff where we wouldnt the price wont go over yeah x amount of dollars yeah and so
so um i guess the seller really liked it um you also i didnt get many offers cuz nobody could no ones thinking nobody can find the house nobodys nobody really wanted house behind a shopping center nobody i dont know there was there could have been we you right sometimes your relative writes what they call a love letter attach it to your offer you know kind of just giving a description of the the buyer and just like what theyre looking for and um maybe they liked the love letter
and um and then im on my way to work and uh my relator calls me and i was thinking i was like theres like this is kind of strange like i havent asked to look at a house and its afternoon right or evening right now why is my real calling me other than for really good news and i answer the phone and hes like guess what your offer got accepted and i was like what are you kidding me and
and best news ever i wanted to cry i was about to park my car and um i had to go to work so i couldnt really call anybody cuz you now i dont like to go to work late and so you could
start crying either i couldnt start crying either cuz i got to go to work and so i worked the whole shift 12 hours shifts without i only told two of my coworkers cuz i honestly i couldnt keep my couldnt keep my mouth shut i was i just wanted to tell somebody and they they were always asking me like hey how are you doing on and then i get off work the next day immediately i call it my dad and my mom and then i get home no ones in his usual grumpy mood where he just
dont want to be bothered when i get home hes just sleeping like okay you have to say sleeping first before usual grumpy mood well its like theres no talking to nolan when hes sleeping and um and so i was so excited i couldnt wait to tell nolen and then take a shower nolen starting to wake up and i was like hey nan cuz i told him during the
that night i was like oh looks like the house is pending right now i messaged him at work while at work hes like oh man its okay theres a was a next time and honestly this house was the last offer i was willing to put in like i was done i was like there was getting depressed i was getting depressed honestly it felt terrible and um so i told nolan im like nolan i found out who whose offer was accepted on the house and hes
like oh yeah who i dont know and um and then i was like me something like that i said that hes like oh what like you were excited i was excited and so yeah thats the big news our offer got accepted were in the process of buying a house were an scro we are currently an scro which is also stressful
yeah its stressful but its exciting at the same time i found the inspections very interesting yes they really look at like everything yeah and you know what though okay so so how has the s girl process spin we can start with that if you have a really good relater honestly its goes pretty smoothly he suggested some inspectors cuz like who how in the world do you know which inspector is best which company to go for
my relators been doing this for like 17 years i think i heard him say so hes worked with a lot of people and so he suggested a real an inspector i also had to like pay for an appraiser which is like a lot of money and the inspector too when i saw the cost of the inspection it was a lot of money like it is a lot of money cuuse you get like a general inspector that inspects everything which they do a really indepth job and then
get a roof inspector cuz you always want to make sure your roof is in good condition and you got to know if you got to fix it and then and then i asked for a video assisted sewage inspector so they look at the sewage system so they can see if theres any damage to sewage system which could cause a lot of problems if there are i was like you this house is old its worth it im going to pay this money and um yes
so on wednesday did did the inspections and we got like 120 page report literally it was literally 120 pages and um overall the house is an actually a great condition or good condition i would say maybe not great i yeah i wouldnt say excellent but i would say either good or very good yeah very good considering the age it looks like there had been several repairs
done um in the several last several years who know um so i mean it was overall pretty good livable and everything theres a lot of there were some things that do need to get fixed in order for us to live more comfortably as far as like electricity situation but it seems like a lot of easy fixes that either we could we can do ourselves or pay a decent price for electrician the
one thing but the foundation isnt completely ruined yeah exactly the roof is in decent shape mhm and even our own visual inspection its like minor things its not really i guess the two things that no theres a few things the gate doesnt close because its like dragging the side gate um its made out of wood it looks like its 20 years old yeah so thats an easy fix either
get a new gate door or you screw the hinges better or something like that the closet doors in some of the rooms are like they suck they dont slide very well not that big of a deal either
and then the big thing for me is the tub theres a tub its a jetted tub so you know its kind of its a problem its a problem so theres like a pressurized jetted system um and it leaks and its been leaking and its moldy underneath yeah its not extremely moldy thats the thing though its not that moldy so probably they decided not to use it for a long time um but it is
moldy and it has some leaks but it doesnt has not caused severe damage i think an easy fix is just getting it out not using it getting rid of the plumbing for the or the pressurized system yeah i agree and just after that its all good you just get all the new plumbing set up for a new tub and shower and everything theres some also loose things like the loose toilet loose sink whatever um all that i want to replace theres a
door for a really big dog in the backyard thats like a security hazard it doesnt look like its been tampered with at all so thats kind of nice you know kind of tells me that at least nobodys try to break in the downside though is its for a large dog so even me as big as i am i could probably crawl through that thing probably i know i can sur yeah and so we basically
we have been today we actually talked with my relator about the things we want repaired or that we want credit on meaning that hey can we just get x amount of money to fix the stuff or um and so theyll give us like who knows a thousand couple thousand to just repair plumbing or electricity or the doors and so were going to see in a few days or maybe tomorrow at right now yeah thats where were at we found
found out that our the house appraised for the exact amount that we offered so we dont have to put any money extra over which is like amazing so we have that means cash is in hand cash is in hand i dont have to put any money over than i need to so that is the best news that ive heard on top of the inspection pretty being pretty decent yeah and honestly
for our real turn to come up with the offer that he came up with and it to be exactly what it a praise for is kind of insane insane and i would strongly recommend our reel to anybody thats listening to this we can put his information talk tell his information at the end of the at the end of the podcast that way sure would want new clients yeah hes really great um
so really exciting so um the next step is just seeing what the seller is willing to um fix or give us money for theres nothing that i wouldnt say wed be back out of this offer if they decide not to give us anything just because the fixes are not major super major um hopefully we get something but i think well be fine if they dont they are throwing in a washing machine yeah the washing machine was
and theyre like here ill just give you a new one so im like thank you can you throw it on new stove top yeah yeah it turns out the stove is not working and so were asking them were going to ask them to fix it the oven works its just the stove top is not putting out any gas i wonder if the gas is out or something no clue no clue um no but then it is because the oven is working and
thats gas so the gas is working its just not coming out of the stove top true so guys you know if you want to buy house you can do it just got to work hard and not get let it get too much to you if you cant basically what im trying to say you will be depressed at some point but its part of the learning process yeah i think what the hardest thing is is just falling in love with the house and then not
not getting it so it was pretty hard for me because what i would do is i would like a house and then go on pinterest find ways i would totally read it yeah sarah would fall in love with the house so this is what would happen every single week shed put an offer shed go on pinterest be like oh i want to do this this this this and this and then we would find out that our offer got rejected yeah week after week after week and i had to tell her i was like you dont get to do that until you get
your offer accepted yeah cuz youre just going to get depressed and the thing is like i knew what i was doing was not right but i couldnt help it like i was just too excited and
and also after like maybe two weeks or three weeks three weeks i would just be like you know what id fall in a house over again so i know this feeling will get ill get over this feeling but i think it took a certain amount it it added up it just got to me and i was like i am not feeling well at all like i felt miserable and um so yeah dont do that if you buy a house just wait until your offer is in and really start and dont bend
over backwards to get a house like itll happen when it happens yes so dont and and as far as not bending over backwards that that also means dont settle for a house that you like you know if the neighborhood sucks but the house is nice like right dont put an offer on something that you dont want to live in yeah even if the house is not that great and
neighborhood sucks but youre like i really need a house i wouldnt do it i would not do it cuz its just not worth it i dont know i feel like we got super lucky i feel like we got super i dont know how we did it but we did it so um there are some upgrades that we want to do um the first thing i do want to do is the bathroom uh i want to update one of the
bath both of the bathrooms master and the other bathroom um i do want to update the kitchen put in some nice little details backsplash countertops cabinets nolan is willing to do refinishing of the hardwood floors so basically they removed the carpet that was over the hardwood floors and left the original hardwood floors looks pretty good it looks really good it just needs some sanding some whatever stain

right yeah built into the counter youre supposed to put your your blender in this device thats built into the counter you press a button thats built into the counter to turn it on and like the oven was literally 70 years old the stove tops from the million years ago and its like you would see houses like this like they didnt even try theyre just trying to and its because the sellers know its a sellers market and they are will get
